If cancelled less than 90 days prior to arrival full amount will be payable. Any special offers or discounted rates e.g. “Book and Pay Before end of the Month ” is a 100% non refundable offer.
BOOKING TERMS & CONDITIONS
The Guest is required to pay a bond of $1000 prior to the commencement of their stay. This bond will be refunded within 7 working days of the check out date provided The Guest meets the terms and conditions. All additional charges incurred by The Owner to return the property to a clean and tidy state and or any costs related to damage or breakage shall be deducted from the bond before it is refunded. Should these costs exceed the amount of the bond The Guest will be required to pay the additional costs. If you have a hens’ night, bucks’ night, wedding ceremony/reception or any other party, performance or gathering without the The Owners prior written consent the entire bond of $1000 will be forfeited. If the police are call for for any noise complaint your entire bond will be forfeited.
INSURANCE The Owner HIGHLY recommends that The Guest take out comprehensive holiday cancellation and protection insurance with a reputable insurance company to cater for any unforeseen circumstances which may arise including accident, ill health or any other matters beyond the Guest’s reasonable control. Once the booking has been made and confirmed The Guest will be responsible for payment of the full rental amount whether or not occupation of the Property occurs.
The Owner takes no responsibility for The Guests personal belongings, vehicles and all other property of The Guests. A good travel insurance policy is between $100 and $200 , can be done in 5 minutes online and once again highly recommended.
RIGHT TO REFUSE OR REVOKE BOOKINGS The Owner reserves the right to revoke or refuse to honour any property accommodation booking which may in the opinion of The Owner (and at their sole discretion) be unsuitable.
REPRESENTATIONS The Guest acknowledges that The Owner has used their best endeavours to describe the Property to The Guest within the limited extent of the communication between The Guest and The Owner. The Owner shall not be liable to The Guest in any respect should The Guest consider the Property to be unsuitable for any reason whatsoever. All photos are current ad the property presents as photographed.

GUEST’S OBLIGATIONS IN RESPECT OF THE PROPERTY The Guest shall be responsible for the Property during The Guest’s stay. The Guest shall take all reasonable care of the Property and at the end of the stay shall leave the Property including all utensils, fixtures, fittings and equipment on, in or about the Property in a clean and tidy condition. A full photographic inventory has been completed of the Property and a copy of this is available to view. The Guest must not remove anything from the Property. The Guest shall be liable for any breakages or damage caused to the Property or any part thereof or any of the chattels therein that may occur during the Guest’s occupation of the Property and all costs of repair and replacement thereof shall be payable to The Owner within 7 days of departure.
INDEMNITY The agent and owner(s) of this property do not condone unsafe, irresponsible or illegal actions/behaviour on or off the premises during a stay or at any other time. The agent and owners(s) take no responsibility for any actions, incidents, loss, damage or injury sustained while within or outside the premises and or grounds, during a stay or at any other time. A condition of entry, staying or use of facilities at the at the premises is: “All guests indemnify the agent and owner(s) against any responsibility or action (legal or other), due to any actions, incidents, loss or injury during a stay at the premises or at any other time”. Therefore entering and or staying at this property means all guests understand and agree to indemnify the agent and owner(s) against any action(s) incident(s) loss or injury(s) sustained while within or outside the premises (including, but not limited to: The grounds, facilities, structures, etc) during a stay or at any other time. “Guests actions, conduct and safety are the responsibility of The Guests”.
NOISE No noise or behaviour unacceptable to neighbours at any time. Pool and tennis court are not to be used after 10pm. No DJ, band, speakers, juke box or any other sound system to be brought onto the premises. There is a Bose system on site for your enjoyment. (Noise constitutes any sound that can be heard from neighbouring properties that disturbs their peace and quiet.) A $100 deduction will be taken from the security bond with each security callout. After one warning for noise tenants will be evicted with no refund. As per council regulations no loud noise outside after 10pm please.
PARKING Only 14 Cars to be parked on the property driveways at any one time and strictly no street parking is permitted. No parking on the grass is permitted.
AVAILABILITY OF PROPERTY Should any events whatsoever arise beyond the reasonable control of The Owner which render the Property uninhabitable (flood, fire, storm, tempest, etc) The Owner may have to cancel The Guest's booking for the Property. Should such circumstances arise The Owner will endeavour to relocate The Guest to a holiday home of similar standard to the property in the same area. Where this is not possible The Owner will refund all monies paid by The Guest in respect of the Property. Booking This House under false pretences shall result in loss of bond and eviction from The Property I declare that I am over 28 years of age and that this booking is made in accordance with the Terms and Conditions. Furthermore I agree to be held responsible for any and all charges due and payable for this booking.
